Single family workforce housing, market rate lots and homes - Buyers may qualify for down payment assistance - Loans can be forgiven if the homeowner lives at the property for 12 years
Homeownership programs include: Community Housing Development Organization (CHDO): Provides homes available under a Contract for Deed with no down payment for those who qualify to assist in the stabilization of declining neighborhoods. Program rules provide a 0% down payment and interest loan for a maximum of 30 days. Community Revitalization Fund (CRF): ?Provides low interest loans for qualified individuals in building or buying existing homes. Down payment assistance may be available through CRF program. First-time Homebuyer Program: Partners with Minnesota Housing Finance Agency for funding made available annually Section 8 Home Ownership Program: Helps with mortgage payments for current participants of the Section 8 Housing Choice Voucher program. The program is open to participants who have been on the voucher program for at least one year. Once on the program, the family will be issued a Homeownership voucher.

Provides a HUD Certified Homeownership Advisor for free to help households through the home buying journey. Services provided: - An advisor to assess the household's current situation and determine mortgage readiness, review credit report, and answer home buying questions - Helps individuals set goals and action plans - Homebuyer education classes and workshops to understand the home-buying process. Classes are virtual. - Financing options through the United States Department of Agriculture (USDA) Home Loans program. The loan assists households in purchasing safe and sanitary housing in rural areas. There is no down payment required and no monthly mortgage insurance payments. - Find a home to purchase and refer households to real estate agents and other professionals involved in the home purchase. Child Care Loan Program - Provide a forgivable loan of up to $2,000 per licensed childcare provider towards approved expenses related to the cost of opening a childcare business in Mower County Community Housing Improvement Program - CHIP - Home improvement loans with 2% interest rate not exceeding $10,000 for rehabilitating existing homes. Eligible projects include electrical/furnace service replacement, painting, roofing, siding, windows, etc. - Home remodeling loans with 2% interest rate up to $25,000. Eligible projects include additions, decks, new garages, etc. Curb Appeal Project - CAP (Hormel Foundation grant) - Provide a 20% portion of project costs (maximum reimbursement of $5,000) to homeowners to enhance curb appeal of residential properties Home Ownership Fund - Austin/Mower County Home Ownership Fund (A/MCF) - Provide loans with 2% interest rate up to $6,000 to use towards down payment and closing costs or rehabilitation necessary to purchase a home. Potential homebuyers must attend homebuyer training workshops. Tax Abatement program - Provide up to 5 years of tax abatement for Mower County portion of property taxes on qualifying housing units. Eligible units of housing include a single-family house or multi-family complexes. Services provided are: Case Management - Assessing barriers that prevent stable housing - Crisis intervention - Connections to resources for housing - Provides budgeting, life skills support toward employment and education goals Coordinated Entry - Assessments for supportive housing programs and other support services - Fond Du Lac Property Management provides 24 supportive housing units through coordinated entry - Fond Du Lac Property Management provides 10 veteran supportive housing units through coordinated entry Emergency Rental Assistance Program - Assist with one month's rent and security deposit not to exceed the value of one month's rent. Assistance is not available to households who have received assistance from the program within a 3-year period. Payments are made directly to the landlord. Homeless Prevention Programs - Prevention Services: Temporary financial assistance and/or supportive services to help people remain in their current housing situation, relocate, or divert them from entering the homeless system. Financial assistance may help with rental application fees, the first month's rent, past due rent, or utility assistance. - Rapid-Rehousing: Assists households to quickly exit homelessness and return to permanent housing. Provides one-time rental assistance and supportive services such as case management and housing navigation. Homeownership Down Payment Assistance - Assistance under this program may include payment of reasonable loan down payments, closing, and/or costs generally referred to as settlement charges associated with the first mortgage of the home to be used as the family's primary residence. Maximum amount of assistance is $3,000 including down payment, closing, and settlement costs. - Helps secure affordable homeownership for Fond Du Lac band members

Down Payment Assistance Program This is only for existing buildings, not for a person building a new home. It also does not apply to mobile homes. The home must be within the city limits of Gaylord. The economic authority accepts applications on a monthly basis and the board approves them once a month. Business Loans: Revolving loan fund information for homes and businesses.
